In 2021, farmland prices were up 29 percent from 2020 with the average land value across Iowa being $9,751. Since the end of 2021, we have continued to watch those prices rise 40 percent averaging around $13,000.

Just like with land prices, cash rent prices have also seen price increases across Iowa.

Before we get into the specifics, what does it mean to be a cash-rent tenant?

According to the Farm Service Agency, “cash-rent tenants means a producer who rents land from another producer or landowner for a fixed cash amount or fix quantity of crop or crop proceeds.”

In the latest County Cash Rent report, during 2022, non-irrigated cropland cash rent averaged $256, which is $23 higher than in 2021.

Three of the top five counties with the highest cash rent are in the Northeast region.

Grundy County leads the pack with the highest cash rent for non-irrigated cropland at $304 per acre.

After that, on the western side of the state, Sioux County’s cash rent averaged $295 per acre and Ida County at $292 per acre.

Black Hawk and Bremer County round out the top five highest average cash rent prices with Black Hawk being $290 per acre and Bremer being $287 per acre.

Some of the lowest cash rent values can be found in Eastern Iowa as well.

Down in Southeast Iowa, Davis County saw the lowest non-irrigated cropland cash rent value with an average of $154 per acre. Van Buren County has the second lowest at $168.

Clark and Marion County in southern Iowa saw cash rent averages below $200.
